East Mary Retrofit

Picton, Ontario
Deep Energy Retrofit & Home Transformation

STILL IN PROGRESS

Originally configured as two rental units, this 1940’s home had suffered from years of deferred maintenance and was in significant need of repair. Deteriorated insulation, mould, water damage, and rotted walls and floors presented substantial challenges, while the layout no longer reflected the needs of modern family living.

Working closely with the homeowners, the project evolved into a comprehensive renovation and deep energy retrofit that transformed both the performance and functionality of the house.

Existing deficiencies within the building envelope were addressed through extensive repairs, insulation upgrades, and air sealing measures designed to improve comfort, durability, and energy efficiency. At the same time, the home's interior was completely reimagined.

Project Highlights

  • Addressed significant mould, water damage, and deteriorated building assemblies

  • Completed a deep energy retrofit with improved insulation and air sealing

  • Installed heat pumps and energy recovery ventilation to improve comfort, efficiency, and indoor air quality

  • Converted an unused attic into a primary suite with ensuite, creating an entirely new living level within the home

  • Added a new bathroom on the lower floor

  • Redesigned and rebuilt the entryway as a fully insulated bootroom with a new staircase connecting to the family room

  • Added a home office and new backyard access through the main floor, including a cantilevered floor addition

  • Installed a floating staircase connecting the primary suite to the home's main living spaces

  • Reconfigured the home's layout and circulation to better support family living

  • Installed traditional pine board-and-batten siding reflecting the architectural character of Prince Edward County

While much of the work focused on rebuilding and improving what was already there, the project is ultimately about creating a home that felt healthy, comfortable, and capable of serving its owners for decades to come.
